   Open the Create menu in the top bar and choose Property.

   Pick the operation type and the property type. This drives everything downstream: the pipeline stages, the documents requested, and whether commission is computed on the sale price or the monthly rent.

   WhyA property is either for sale or for rent, never both. If the owner wants both, create two records.

   Enter the price the owner is asking for.285000

   WhyThis is the asking price, not the final one. The CMA will later tell you whether it is in line with the market, and the published price can be adjusted without touching this field.

   Fill in bedrooms, bathrooms, square metres and parking spots.

   WhyThese numbers feed the record’s automatic title and are what the AI uses to write each listing. The more complete they are, the better the copy you get in step 13.

   Assign the owner. Search an existing contact or create one without leaving the form.

   Upload the property photos. Drag to reorder them — the first one is the cover.

   Save the record. Orkasa takes you to the property page.

    If the signed mandate is not in yet, Orkasa stops here and sends you to request it.

    CarefulThis is not the app being fussy: publishing a property without a signed exclusivity mandate exposes you legally and gets listings pulled from portals. Generate the mandate from the record, send it for signature, and come back.

    Pick your channels. Each one toggles on its own switch; Select all turns them on at once.

    WhyOnly channels you already connected under Settings › Connections show up. A greyed-out portal is not down — it is not connected.

    If a social channel is missing, connect it now: Orkasa opens Meta’s window so you can pick the Facebook page and Instagram account.

    CarefulThis window is Meta’s, not Orkasa’s. Pick the right account first time: changing it afterwards means redoing the whole connection.

    Hit Generate adaptations. The AI rewrites the copy and crops the photo for each channel separately.

    WhyIt is not the same text pasted everywhere. A portal gets a factual, specs-first listing; Instagram gets social copy with a hook and a vertical crop. That is the difference between posting and posting well.

    Review channel by channel using the tabs on top. Tap Edit on any text to fix it by hand.

    ShortcutCheck the photo too: the “AI edited” badge means the automatic enhancement ran. Tap it to see the before/after.

    Approve each channel. Only approved ones get published.

    Hit Publish. Orkasa pushes every channel in parallel and shows you each result.

    Done: your property is live. From here you can open each publication or retry any that failed.

    One last thing almost nobody discovers on their own: if you edit the record later, the publications get flagged “Out of sync”. Portals do not update themselves — you have to re-sync from the record.

    CarefulThis is the costliest mistake in the flow: you drop the price in Orkasa, it looks right in your record, and the portal keeps showing the old price for weeks.
