Yes. Orkasa handles both flows in the same workspace. Properties for sale use the commercial module, rentals use the property management module. One interface, one tenant/client database, one billing.
Do you support different currencies for foreign owners? (Brokerage only)+
Yes. Full multi-currency on the Brokerage plan: USD, COP, MXN, DOP, EUR. The foreign owner can receive reports in USD even when rent is collected in local currency. Exchange rates update daily and are traced in every report for auditing.
How does bank reconciliation work with multiple accounts? (Brokerage only)+
Each owner can have their own bank account. We connect via PSE Colombia, ACH Panama, SPEI Mexico and CONEP DR. When a tenant pays, Orkasa reconciles automatically · knows which owner to assign the income to · deducts your commission · generates the receipt.
Can tenants pay online and receive receipts?+
Yes, on the Brokerage plan. The tenant portal accepts card, ACH and crypto (where applicable). Every payment is reconciled automatically, a receipt with your logo is generated, and the owner is notified in real time.
Do you handle maintenance vendors with a ticket portal?+
Yes. Every vendor (plumber, electrician, locksmith) has their own access. When you open a ticket they get it via WhatsApp · accept or reject · upload a photo of the work · generate a quote if needed · you approve · the owner approves in their portal · you close the ticket. Fully traceable.
Does it generate annual tax reports per owner?+
Yes. Form 43 Panama, ISR withholding Colombia, CFDI 4.0 Mexico, DR/ARESEP receipts. Each owner gets their income and expense book for their tax return. Your accountant can integrate via API or export to Excel.
Do you automate rental contract renewals?+
Yes. Alerts at 90, 60 and 30 days before expiration. Orkasa generates the renewed contract with the new terms · sends it via WhatsApp for electronic signature · updates the rent amount in the system. Zero renewals lost to oversight.
What if a unit changes owner? Are there multi-owner sub-accounts?+
