Does it support multiple simultaneous projects?+
On the Brokerage plan, yes, with no limit. Each project is an independent workspace with its own inventory, agents, outside brokers, partner dashboard, and configuration. Reports can be consolidated or broken out as needed.
How do you handle a custom payment plan per unit?+
Each unit has its own payment flow: deposit, monthly installments through signing, balance at closing. You configure the plan when you reserve and Orkasa runs automatic follow-up over WhatsApp. Alerts at 7, 3, and 1 day before the due date.
Can we give access to outside brokers without them seeing everything?+
Yes. Each outside broker sees only: the units you assigned to them, their own reservations, their commission per sale, and the inventory available for their zone. They don’t see the financial dashboard or other brokers’ data.
Can investors view the dashboard in read-only?+
Yes. Each investor receives their own unique read-only URL with: % sold, revenue collected, upcoming closings, cash flow projection, and automated monthly reports. They don’t see individual client data or internal operations.
Do you handle digital signing of reservations and purchase agreements?+
Yes. Digital signing with legal validity in Panama, Colombia, Mexico, and the Dominican Republic via digital certificates. The client signs from their phone, the document is stored with a timestamp, and OFAC/UAF/UBO compliance runs automatically at signing.
Do you support different currencies in the same project?+
Yes. USD, COP, MXN, DOP — currency per unit or per contract. The partner dashboard shows everything consolidated in USD by default, with the option to view by original currency. Commissions are calculated in the contract currency.
How does it sync with construction progress?+
The construction pipeline has milestones (foundation, structure, finishes, delivery). When a milestone is reached, Orkasa sends an automatic update to buyers and partners via WhatsApp with photos. Delay alerts go only to the internal team.
What happens with commissions when there’s a dispute between brokers?+
Every lead has an audit log of who captured it, who assigned it, and who closed it. Splits are applied automatically based on the rules you configured. If there’s a dispute, you show the log to the broker — no debate. In 12 months on Orkasa, real estate developers report zero valid disputes.
